Getting started
When should I start a property check?
Ideally before paying an unconditional token, signing a binding agreement or committing the next substantial instalment. A review can also help later, but it cannot undo every commitment already made.
Can I start without every document?
Yes. Share the property location and tell us what is available. The first step is to identify the file and the missing papers. An incomplete file will not be represented as a completed verification.
How much does it cost?
The fee depends on the property, the scope of review, search locations and any specialist work. Ask for a written quote that separates professional fees from government charges, copy fees and other expenses.
How long does verification take?
An estimate follows the initial document and scope review. Older records, missing documents and authority responses can change the timeline. No universal turnaround is promised on this website.
Does RERA registration prove that everything is clear?
No. It is an important project record where applicable, but title, approval coverage, seller authority and the contract still need appropriate review. Registration applicability and exemptions also depend on the actual project.
Does a home loan remove the need for my own checks?
No. A lender’s approval addresses its lending requirements and is not a guarantee covering all of a buyer’s title, possession, approval and contractual concerns.
Documents and review scope
Will the review guarantee a risk-free purchase?
No. The purpose is to identify and explain issues within the agreed documents, searches and date. It is not title insurance and cannot guarantee the absence of every undisclosed or unrecorded claim.
Can an NRI begin remotely?
Yes. The discussion and document review can begin remotely. Physical record work, original-document inspection, execution requirements and buyer-status questions are scoped separately where relevant.
Is there an office in every listed city?
No. Location pages are property-review and enquiry guides, not representations of a branch office. Any local search, visit or specialist work is confirmed after the address and scope are reviewed.
Can I upload title documents on this website?
No. The initial enquiry form does not upload files. Please do not put identity numbers, bank details or confidential documents into it. Agree an appropriate document-sharing method after contact.
Is a site visit included automatically?
No. Site observations, technical inspection, boundary measurement and valuation are separate from legal document review and require an expressly agreed scope.
Will my bank accept the report?
Acceptance depends on the bank’s requirements and any empanelment or format it stipulates. Please discuss those requirements before commissioning a report.
Practical questions
What do the sample report’s findings mean?
They illustrate how information can be presented. The sample is fictional and is not a review of a real property, a client success story or a certificate that can be relied on.
What should I do with an urgent notice?
Contact the legal team directly and explain the date of receipt and any stated deadline. A website enquiry does not extend a deadline or confirm that representation has been accepted.
Are government and certified-copy charges included?
Only where the accepted quotation expressly says so. Request a clear split between the legal work and expenses, and confirm approval for any additional work.
What happens when a concern is identified?
The issue should be explained with the supporting material, what remains uncertain and the practical questions or conditions to address. The next decision depends on the seriousness of the issue and your transaction.
